Case: Portside Properties (A)
This case focuses on the problem of designing a special purpose waterfront
Food Pavilion that will be the centerpiece and main "draw" of the proposed
re-development of Jack London Square.
The proposed design for this building is over budget and does not provide
the ratio of income to cost that the developer had hoped to achieve. Your
task is to review the proposed design(s) and to try to come up with one
of your own that is better. As you approach this task, please consider
these issues:

What is the role of the Food Pavilion in this development? How does this
shape the goals that must be met in designing this layout? What are the
costs/risks involved in not meeting these goals?

What are the key considerations in laying out this kind of space? How will
your layout affect customers? Tenants? Your costs/income potential?

What are the steps in laying out this type of space? What are your basic
options? How will you choose among them?

As developer, how far should you go in creating the layout? Who else should
be involved? What guidance/instruction should you give them? Who will have
the final say?
EXERCISE:
1. Please outline and submit in e-campus a very brief descriptive
"merchandising program" to shape the design of this building and its layout
as a food mall -- not to exceed 1 page double-spaced.
2. Please also bring to class and submit a sketch of a "good"
layout that matches your program. Make a slide of this layout to show in
class. (You may make this slide at Olin before class.) In class we will
use these sketches to shape our discussion -- so please be prepared to
present it.
